Purchasing a Property in Japan:
A Step-by-Step Guide

The process of acquiring real estate in Japan may be a little different from what you're used to. It's understandable to feel anxious about navigating this for the first time, but don't worry. We're here to guide you through each step as your trusted experts.
STEP1 Online Consultation
If you find a property that interests you, please contact us via Instagram DM.
A dedicated agent will listen carefully to your needs and
answer your questions.
STEP2 Online Viewing
Our local staff will give you a real-time virtual tour of the property using
Zoom, Google Meet, or similar services. You can ask any questions you
have on the spot.
STEP3 Submission of a Purchase Application
When you've made the decision to buy, you'll submit a Purchase
Application Form.
STEP4 Explanation of Important Matters and Sales Contract
In Japanese real estate transactions, you'll receive an Explanation of
Important Matters from a licensed real estate professional staff. After this, the purchase and sales agreement (PSA) is signed. We can provide all explanations in English, so you
can proceed with the contract without any concerns. At this stage, you'll
typically pay a deposit (※) equivalent to 10% of the property price.
※What is a Deposit ?
A deposit is an upfront payment made when the contract is signed and is
applied toward the final property price. It serves as an expression of your
"intent to purchase." If the contract is canceled due to reasons on the
buyer's side,please understand that, as a general policy, the deposit cannot be refunded.
On the other hand, if the seller cancels the contract, they must return double the amount of the deposit to the buyer.
If the property price is under 8 million yen, an additional fee of 500,000 yen (excluding the property price) will be charged.
※ Renovation costs are the responsibility of the buyer.
※ Taxes and other fees will be charged separately.
STEP5 Property Handover & Relocation Registration of Ownership
After the remaining balance is paid, you'll receive the keys to the property.
A judicial scrivener will then relocate registration of ownership at the Legal Affairs Bureau.
This officially makes the property your "new home."
Acquiring real estate from overseas can feel overwhelming due to complex procedures and cultural differences. But rest assured, our local team will fully support you through every step. Feel free to contact us anytime.
In addition to the property price, miscellaneous costs for properties priced under
¥8 million are approximately ¥500,000.
* Renovation costs are to be paid by the buyer.
* Property acquisition tax is a separate cost.
